Been doing cold calls to property management firms. Getting past the gatekeeper maybe 20% of the time, of those maybe 10% willing to hear a pitch. Does anyone have a script that actually works at the gatekeeper level?

Cold calling property managers — scripts that work
Stop asking for the property manager. Ask for "whoever handles vendor contracts for utility services" by name. If the gatekeeper doesn't know the name, they transfer you to accounting. Accounting is usually the real buyer anyway — they're the ones seeing the bills every month.
