New to utility consulting and have a mixed-use building in Chicago with retail ground floor and office space above. ComEd has them on Rate RDS (Retail Delivery Service) but wondering if they qualify for different classification? Building uses about 85kW peak demand. Any guidance appreciated! - Elisa L.

Mixed-Use Property Rate Classification - ComEd Confusion
Elisa, mixed-use properties can be tricky with ComEd. At 85kW you're right at the borderline between small and large general service rates. What's driving most of the load - retail HVAC or office equipment? Also check if they're on single meter or separate meters for each use type. - Greg S.
Greg, it's single meter for whole building. Load seems split between retail (lots of lighting, some refrigeration) and office (computers, HVAC). Retail is about 60% of square footage. Should I be looking at Rate BGS instead? - Elisa L.
