Leon W. from Albuquerque here. Wanted to share my experience targeting property management companies as a way to get multiple clients. I landed a PM company that manages 23 commercial properties and they've let me audit 8 so far. Found savings averaging $2,400 per property annually on PNM rates.
Property managers as gateway clients - my experience
Lorraine B. in Chattanooga. That's smart Leon! How did you approach the property managers initially? I've been thinking about this strategy but wasn't sure how to position the value proposition to them versus directly to tenants.
Lorraine, I focused on properties where the landlord pays utilities - mostly office buildings and some retail spaces. Pitched it as "I can help reduce your operating expenses which improves your NOI and property values." Property managers love anything that makes their buildings more profitable for owners.
