Angela R. from San Antonio. I keep hearing about property managers as a great referral source but I'm having mixed results. Some are interested in utility cost reduction for their clients, others seem to think it's outside their scope. What's been everyone's experience with property managers?
Property manager referrals - goldmine or waste of time?
Flo N. in Charleston here. Angela, I've found property managers are hit or miss. The ones managing multiple commercial properties for investors are golden - they're always looking for ways to improve NOI. Residential property managers usually aren't worth the time. I focus on commercial PM firms with 10+ properties.
Kevin N. from Mobile. Flo's right about targeting the right type. I had great success with a property management company here that handles retail strips and office buildings. They introduced me to 6 property owners, closed 4 audits, found an average of $1,200 monthly savings per property. The key was showing them how utility savings increase property values.
