Diane from Louisville. Has anyone had success targeting property management companies? Seems like they could be a gateway to multiple commercial properties. What's been your experience with this niche?

Property managers as gateway clients?
Susan W. here in Oklahoma City. Property managers can be goldmines if you approach them right. They manage multiple properties but aren't usually utility experts. I landed a PM company that gave me access to 12 retail centers. Key is showing them how utility savings directly impact their properties' NOI and their management fees.
Terry M. from Knoxville. I've had mixed results with property managers. Some are very protective of their client relationships and don't want outside consultants involved. Others love bringing additional value to their property owners. You have to position yourself as making them look good, not going around them.
