Cold calling tips that actually work?

Hey everyone, Kent O. from Nampa, ID here. I've been struggling with cold calling and getting hung up on constantly. Anyone have scripts or approaches that actually get you past the gatekeeper? I'm targeting small manufacturers and retail chains but having zero luck.
Kent, Anita W. here from Fargo. Cold calling is tough but I found success calling property managers first. They manage multiple buildings and can introduce you to tenants. Try calling before 9am or after 4pm when gatekeepers aren't there.
I stopped cold calling years ago. LinkedIn outreach works much better - Alan R. from Tucson. Send connection requests with personalized messages mentioning their recent posts or company news. Much warmer reception than random phone calls.
