Working on a large apartment complex in Newark with master metering through PSE&G. Building has 240 units but the master meter readings don't add up. Monthly usage shows 180,000 kWh but individual unit estimates suggest it should be around 210,000 kWh. Property manager claims sub-meters are accurate. Anyone dealt with PSE&G master meter calibration issues?
PSE&G master meter reading issues - 240 unit complex
Had similar with APS here in Phoenix. Turned out the master meter was undersized for the load and wasn't capturing peak demand properly. PSE&G should do a meter test if you request it formally in writing.
Check the meter multiplier too. I've seen cases where PSE&G had the wrong multiplier programmed, especially on older master meters. Could be reading 30,000 kWh when actual is 180,000.
Also verify the CT ratio if it's a CT-rated meter. Louisville Gas & Electric had wrong ratios on three apartment complexes I audited. Simple fix but took 6 months to get corrected billing.
Update - turns out two of the individual unit meters were bypassed and feeding common area lighting. PSE&G credited back $4,200 once we documented it. Thanks for the suggestions everyone.
