Finally cracked the code on LinkedIn prospecting in Columbia, MO. Instead of sending connection requests to facility managers, I'm connecting with their vendors - HVAC contractors, electricians, etc. Then asking for warm introductions to their commercial clients. Working much better than cold outreach.

Brilliant strategy! I've been spinning my wheels with direct outreach to property managers here in Mesa. They get hammered with LinkedIn messages. Going to try the vendor angle. HVAC guys probably love referring additional services to their best clients.
How do you approach the HVAC contractors? Do you offer them a referral fee or just position it as adding value for their clients?
I don't pay referral fees - too messy with licensing issues. Instead I position it as "Hey, your client at XYZ Company could probably save $5K a year on their electric bill with a simple rate analysis. Mind if I mention your name when I reach out?" Most are happy to help.
This is genius. I'm new to the business here in Topeka. Been struggling with cold outreach. Going to start building relationships with local commercial electricians and see if they'll introduce me to their clients.
Started doing this in Mobile last month. Connected with 15 HVAC contractors on LinkedIn. Three have already made introductions to their commercial clients. One converted to a $8500 audit project. The warm introduction makes all the difference.
