Cold calling commercial property managers — my script that works

I've been cold calling commercial property management companies and getting decent results. Sharing my script because I know a lot of new auditors struggle with the phone.

Opening: "Hi, I'm Karen W. I specialize in commercial utility bill auditing. I work with property management firms like yours to identify billing errors on tenant and common area utility accounts. I typically find $2,000-$5,000 per month in overcharges that nobody knows about. I work on contingency so there's no cost unless I find savings. Would you be open to a 15-minute conversation about how this might benefit your portfolio?"

The key is getting through in under 30 seconds and hitting three points: what you do, the dollar potential, and the zero risk. About 1 in 8 calls gets a meeting.
That's a solid script. My close rate on cold calls is similar — about 10-12%. One thing I do differently: I research the property management company before I call and reference a specific property they manage. "I noticed your firm manages the Peachtree Business Park on Georgia Power. I specialize in auditing commercial utility bills and I've found errors at similar properties in the area." Mentioning a specific property shows you did homework.
Both approaches work. I'd add one tip for getting past gatekeepers: ask for the Director of Operations or VP of Property Management, not the receptionist's recommendation. If you ask "who handles utility bills?" you'll get routed to AP, which is a dead end. The decision maker is the operations leader who cares about reducing property expenses.
Property managers are my bread and butter. One thing to note — property management companies have high turnover. Always get the engagement signed quickly after the meeting. I lost a deal once because I waited two weeks to send the agreement and the VP who loved my pitch had already left the company.
Good point about turnover. I now bring the engagement letter to the first meeting and try to get it signed before I leave.
